Due Diligence, LUST Investigation and Closure

Milhouse Engineering and Construction (Milhouse) was retained by the client to complete a Phase I Environmental Site Assessment (ESA) of a former commercial retail building supply company facility prior to its acquisition. Results of the Phase I ESA identified the facility had two former underground storage tanks (USTs) that had been removed from the property; a 1,000-gallon diesel UST and a 1,000-gallon gasoline UST. Current Illinois State Fire Marshall (OSFM) and Illinois Environmental Protection Agency (IEPA) records indicated that still of the tanks was listed has having an “open” incident status. Milhouse was subsequently contracted to “close” the incident.

Tasks for the work included:

  • A Ground Penetrating Radar Survey on all accessible outdoor areas where the former diesel UST may have been located
  • The advancement of five (5) soil borings in the vicinity of the presumed former tank cavity area to an approximate depth of 20 feet below ground surface (BGS)
  • Converting three (3) of the five (5) borings into two-inch diameter, flush mount permanent monitoring wells
  • Conducting slug tests to estimate hydraulic conductivity
  • Completion of 20-Day and 45-Day Reports
  • Completion of Stage 1 Site Investigation Report
