Walgreens Store #194, Full System HVAC Replacement

Milhouse was retained to evaluate the existing HVAC system serving Walgreens Store #194 and provide
replacement designs. The building was constructed in the 1960s and much of the HVAC infrastructure was original— providing inconsistent temperature control and requiring significant maintenance. Temporary equipment had been installed for additional cooling and temperature control for office area and pharmacy.

Milhouse documented existing conditions and system deficiencies, and provided detailed recommendations to replace the existing air-handling unit (AHU) due to age and poor condition of the equipment— including demolition plans.

In addition, Milhouse provided detailed replacement design documents including asbestos and lead-based paint abatement

Mechanical Engineering:

  • Evaluation of existing HVAC system
  • Prepared design recommendations to replace HVAC system, including estimates for equipment selections

Electrical Engineering:

  • Evaluation of existing electrical power system
  • Recommendations for aligning existing electrical power system with new HVAC system including replacement of panel boards

Structural Engineering:

  • Structural evaluation to identify limitations of existing infrastructure such as roof loading
  • Designs for roof repairs and structural upgrades to accommodate new HVAC

Environmental Services:

  • Evaluated previously-prepared asbestos and lead-based paint survey, documentation coordinated with MEP engineering team
  • Re-inspected previously identified asbestos-containing materials, (ACMs) and LBP-containing materials to determine impact of HVAC, replacement scope
  • Prepared asbestos and lead-based paint abatement design and associated specifications
  • Provided contractor walk-throughs and responses to RFIs
  • Environmental abatement construction administration
